Scrolling through a standard Facebook feed, property listings often blur together. Agents frequently make the mistake of treating social media like a digital billboard, tossing up a single photo of a kitchen with the caption “Just Listed!” and hoping for the best.
Real estate Facebook ads demand a different approach entirely. Because the platform boasts exceptionally detailed targeting capabilities, success relies on speaking directly to a very specific audience segment. Instead of targeting an entire metropolitan area with a generic ad, smart agents narrow their focus. They might build a campaign around a specific neighborhood’s upcoming school district changes or target renters living within a five-mile radius who match first-time homebuyer demographics.
Creative assets matter just as much as the audience parameters. Stock photography rarely performs well because savvy users spot it instantly. Short-form video walk-throughs, aerial drone footage, and genuine neighborhood spotlights tend to stop the scroll far more effectively than static images.
Collecting contact information also requires friction reduction. Directing traffic to a slow-loading external website usually kills conversion rates. Utilizing built-in lead forms keeps prospects on the platform, pre-filling their contact details with just a couple of taps. Yet, capturing the lead is merely the first hurdle. The real work begins immediately after, requiring prompt, personalized follow-up before the user’s attention shifts back to their busy feed.
